Greenity Gate project start

Keywords such as circular economy and recycling are key to the “Greenity Gate” project in Guntramsdorf. HANDLER was commissioned by IG Immobilien as the total service provider to dismantle the existing site and construct a new commercial property. The ground-breaking ceremony was recently celebrated together with all those involved in the project.

 

Central concept of the circular economy

 

As pioneers for a climate-positive and networked building future, we are particularly pleased with the Greenity Gate project. As total contracting company, it is now up to us to erect the project on a total area of 35,000 m² within 12 months. An 11,000 m² hall will be dismantled down to the concrete columns and rebuilt, and an office wing with an area of 1,100 m² is also planned.

 

All materials used were carefully selected for their recyclability and ecological impact. Attention has also been paid to demolition capability and no additional floor areas have been sealed. Instead, existing areas have been renaturalized by optimizing open spaces.

 

The two-storey office wing is being built with loam panels, a modern ecological product for interior construction that also has a moisture-regulating effect. Where possible, secondary concrete is used and the roof beams of the previous building were carefully dismantled, recycled and reused in another building.

Pre-certification and project highlights

 

Right from the planning and conception phase, IG Immobilien and EPEA, a subsidiary of Drees & Sommer, included CO²-neutral operation in the design. The project was pre-certified in platinum by the DGNB even before construction work started.

 

Highlights of the project include roof beams that are being recycled from the original building and reused for another construction project. Wooden beams are used for the roofing of the new hall.

 

Concrete with recycled content is used and secondary raw material such as foam glass gravel is used as insulating material for the floor slabs, which are made of 100% recycled used glass. In order to ensure a high degree of reuse of the building materials, detachable connections such as screws are used. This means that materials can be easily separated again in the event of dismantling.

 

In the office area, loam panels are used as natural materials, which have a moisture-regulating effect and are highly ecological. The heating and cooling system uses geothermal energy, a photovoltaic system will later ensure carbon-neutral operation. The recyclability of the construction materials is documented by means of a Building Circularity Passport and a Madaster entry.
